# Pricing - Habitat CoLiving Kuta unit lease

## What you are buying
A unit lease: the long-term income and personal-use rights to one of 20 studios at Habitat CoLiving Kuta, a coliving
resort under construction in Kuta, Central Lombok, Indonesia, opening January 2027. It is an agreement with
PT Habitat Coliving Kuta, not a shareholding and not a title to land. Four unit leases are offered.

Yields are illustrative, not guaranteed. They use the long-term rental model: USD 1,000 a month per studio at 90%
occupancy, after tax, land rent, staff, operator fees, utilities and maintenance, plus cafe rent. At those assumptions

## How you pay
1. USD 3,000 reservation deposit when the Reservation Agreement is signed. Refunded if you withdraw in writing within 15 days.
2. USD 25,000 on signing the Unit Lease Agreement, less the deposit.
3. The balance in two equal payments: when the structure is certified complete, and when your unit is certified finished.

Payments go into a dedicated project account with a three-step authorisation on every withdrawal.

## What the price includes
- One 30 m2 private studio (4.0 by 7.5 m) with kitchen, bathroom, workspace and terrace
- An equal share of the resort's net distributable profit, 5% per unit while all 20 units are in the rental pool, paid quarterly
- Shared pool, gym, sauna, cold plunge, cafe and coworking
- The right to live in your studio yourself, on 60 days' notice, for 1 month or more
- The right to sell the lease with our written consent, or leave it to your heirs, for the full 30-year term

## Not included
- No shareholding in the operating company and no title to land
- No guaranteed return: payouts follow how the resort performs
