Lombok or Bali: where to invest in 2026

Market stage, entry prices, demand and what to watch for, compared for investors choosing between the two islands.

Guide6 minute read

Bali is the obvious choice for property in Indonesia, and for good reason. But more investors now compare it with Lombok, the next island east. This guide sets the two side by side so you can decide which suits your budget, your timeline and your appetite for risk.

Bali: established and in demand

Bali has one of the deepest holiday rental markets in Asia, a busy international airport and villas at every level, from simple to very high end. Areas like Canggu, Uluwatu and Ubud have strong demand all year. That maturity has a price: land and villa prices in the popular areas have risen sharply, traffic and construction are heavy, and the best plots are largely taken. Returns are proven, but the room to grow from here is smaller.

Lombok: earlier, quieter, still building

Lombok, and especially the south coast around Kuta, is at an earlier stage. Land is generally more affordable, beaches and surf breaks are less crowded, and public investment in the Mandalika Special Economic Zone and its MotoGP circuit is bringing new infrastructure. Demand is growing from surfers, digital nomads and remote workers who stay for weeks or months.

The rental market is smaller than Bali's and there are fewer direct flights, so occupancy depends more on the property itself and on who runs it. Buying early in a growing area can pay off, as long as the location is good and the operator is capable.

Which one suits you

  • Bali suits investors who want a proven market and can pay for a prime location.
  • Lombok suits investors who want a lower entry point and more room to grow, and who choose a strong local team to manage the extra uncertainty.

The ways to hold property are the same on both islands: leasehold, a right to use with residency, a PT PMA company, or a unit lease in a managed resort. Our guide to investing in Lombok property explains each one.

A smaller way into Lombok

If a whole villa is more than you want to commit, a unit lease is a lighter way in. At Habitat CoLiving Kuta, 4 of the 20 studios are offered from USD 50,000. The resort is run as one business by one operator, every participating unit receives an equal share of the profit each quarter, and you can live in your studio yourself. It is built by the team behind The Habitat, with 35+ villas sold in Kuta. Model the returns or register your interest.
