How coliving returns work in Kuta, Lombok

From the rent a studio earns to the payout a unit lease receives, with every cost line in between.

Guide6 minute read

A coliving resort earns money like a small hotel, but its guests stay longer and share generous common spaces. This guide walks through how the numbers work at Habitat CoLiving Kuta, from the rent a studio earns to the payout a unit lease receives. All figures are illustrative and come from the same model as our returns calculator.

Who stays, and why that matters

Kuta draws surfers, digital nomads and remote workers who stay for weeks or months. They want a private studio with a proper desk and kitchen, plus a pool, gym, sauna, café and coworking they could never have on their own. Longer stays mean fewer turnovers, lower cleaning and booking costs, and steadier income.

Two ways to rent the studios

  • Monthly: at USD 1,000 a month and 90% occupancy, the 20 studios bring in about $216,000 a year before costs.
  • Nightly: at USD 50 a night and 85% occupancy, revenue is about $306,000, with booking platform commissions and higher cleaning and utility costs.

Where the money goes

These are the yearly figures in the monthly model, at 90% occupancy:

LinePer yearWhat it covers
Rental revenue$216,00020 studios at USD 1,000 a month, 90% occupied
Café rent+$2,778Rent paid by the café partner
Tax−$21,600Regional hotel and restaurant tax, 10% of revenue
Land lease−$12,444The yearly rent on the land
Staff−$6,810Facilities staff, security and social insurance
Operator−$4,333A monthly fee plus a fee per occupied studio
Utilities and internet−$9,533Power and water per studio, common areas and wifi
Maintenance−$1,667Pool, repairs, linen and supplies
Net distributable profit$162,390Shared equally across the 20 units

Each unit's share is 1/20 of that profit: about $8,119 a year, or roughly $2,030 a quarter. On a USD 54,000 unit lease that is an illustrative yield of 15.0%. At USD 50,000, the price per unit when you lease three or four, it is 16.2%.

What moves the yield

  • Occupancy. At 70% instead of 90%, each unit earns about $6,093 a year, a yield of 11.3% on USD 54,000.
  • Rate. At USD 1,200 a month and 90% occupancy, each unit earns about $10,063, a yield of 18.6%.
  • Rental model. Nightly rates at USD 50 and 85% occupancy give about $9,686 per unit, a yield of 17.9%, with more seasonal swing.
  • Price per unit. Leasing three or four units lowers the price to USD 50,000 each, which lifts the yield on every unit.

Why pooling helps

Every participating unit receives the same share, whether or not its own studio was booked that month. You are not exposed to one studio sitting empty, and one operator runs bookings, cleaning and maintenance for the whole resort. Every quarter you receive a report on occupancy, rates, costs and payouts.

Try your own numbers

The returns calculator lets you change the rental model, rate, occupancy and number of units, and shows every cost line. Actual payouts depend on how the resort performs once it opens in January 2027.
