"Yields of 15% in Lombok" means nothing on its own. A yield is a fraction: income after costs, divided by what you paid. Change the rate, the occupancy, the cost assumptions or the purchase price and the same property produces a very different number. This page breaks the calculation into its parts so you can test any figure a seller puts in front of you, including ours.
The four inputs that decide a yield
- Rate. What one unit earns per month or per night.
- Occupancy. The share of the year it is actually paid for.
- Costs. Everything deducted before money reaches you.
- Price. What you paid, including the fees from the cost of buying.
Monthly or nightly letting
Kuta attracts both. Long-stay residents, surfers and remote workers book by the month: steadier income, fewer turnovers, no platform commissions and less seasonality. Nightly letting earns more per night in high season but adds booking commissions of roughly 15% of gross, more cleaning, and higher utility and supply costs.
In our model, 20 studios at USD 1,000 a month and 90% occupancy produce $216,000 of gross rental revenue a year. The same studios let nightly at USD 50 and 85% occupancy produce $306,000, but carry the extra costs above.
The cost lines people forget
These are the yearly figures in our long-term model at 90% occupancy, for all 20 studios. They are the same lines, in the same order, as the calculator:
| Line | Per year | Why it exists |
|---|---|---|
| Gross rental revenue | $216,000 | 20 studios, 90% occupied |
| Café rent | +$2,778 | Income from the café partner |
| Regional tax | −$21,600 | 10% of rental revenue |
| Land lease | −$12,444 | Yearly rent on the land |
| Staff | −$6,810 | Facilities, security, social insurance |
| Operator | −$4,333 | Monthly fee plus a fee per occupied studio |
| Booking commissions | $0 | Nightly letting only, around 15% of gross |
| Utilities and internet | −$9,533 | Per studio, plus common areas |
| Maintenance | −$1,667 | Pool, repairs, linen, supplies |
| Net distributable profit | $162,390 | The pool the quarterly payouts come from |
A gross yield that skips tax, land rent, staff and management can look close to double the net figure. When a seller quotes a yield, the useful question is simple: which of these lines is already deducted?
What the same asset yields under different assumptions
| Scenario | Per unit, per year | Yield on USD 54,000 |
|---|---|---|
| USD 1,000 a month, 90% occupancy | $8,119 | 15.0% |
| USD 1,000 a month, 70% occupancy | $6,093 | 11.3% |
| USD 1,200 a month, 90% occupancy | $10,063 | 18.6% |
| USD 50 a night, 85% occupancy | $9,686 | 17.9% |
Occupancy moves the number most. That is the figure to interrogate hardest in anyone's projection, because it is the easiest to assume generously and the hardest to guarantee.
Why the purchase price matters as much as the income
At Habitat CoLiving Kuta the same unit produces the same profit whether you paid USD 54,000 or USD 50,000, but the yield differs: 15.0% against 16.2%. Buying three or four units lowers the price per unit, which is the only lever on this list you control completely at the point of signing.
Test it yourself
The returns calculator lets you set the rental model, rate, occupancy and number of units, and shows every cost line as it recalculates. Figures are illustrative, and payouts follow how the resort performs once it opens in January 2027.
Common questions
What rental yield can you expect in Lombok?
There is no single number: yield depends on the rate, occupancy, the cost model and the purchase price. What matters is whether a seller shows you the costs behind their figure. The calculator on this site exposes every cost line behind its illustrative 15.0% to 16.2%.
Is monthly or nightly renting better in Kuta?
Monthly letting brings steadier income, fewer turnovers and no booking commissions. Nightly rates earn more in high season but add platform commissions of around 15%, extra cleaning and higher utility costs. Our model shows both.
What costs are usually missing from a yield claim?
Land rent, regional tax of 10% of rental revenue, staff and social insurance, operator fees, utilities per occupied unit, maintenance, and booking commissions. A gross yield that ignores these can be double the real net figure.
